In simple terms, a warehouse is typically for longer-term storage of inventory (weeks or months), while a distribution center focuses on moving goods in and out quickly and is usually positioned for regional or national distribution. ESFR stands for early suppression fast response. ESFR sprinkler systems are a common life-safety and insurance requirement in newer Texas warehouses, including those in Dallas and Fort Worth.
Under a triple-net lease, tenants pay base rent plus property taxes, insurance, and maintenance.
