Vacant Lots FAQs

Your Burning Questions Answered
A vacant lot (also referred to as a land parcel) is a defined piece of land with no permanent buildings on it. It is usually described with a legal land description, whether by plat, metes and bounds, or the quadrant method.
There are a few things to research before you buy a vacant lot, such as zoning, land-use restrictions, property access, and specific utility connections. Legal descriptions are also very important, so make sure you always get a current survey to confirm the lot’s boundaries and ensure there are no easements.
Financing a piece of land is very different from getting a traditional home mortgage. In most cases, lenders will require a higher down payment (between 20 to 50 percent) and will charge higher interest rates and more stringent terms due to the increased risk associated with land-only financing. You will also need a land survey and title insurance, and the lender will have very specific requirements based on what you are planning to do with the land.
Zoning laws are city or county land-use ordinances that dictate how the land can be used, such as residential, commercial, or agricultural. Land-use restrictions are additional rules or regulations that may be included in the property deed and dictate specific controls like building size, style, construction, or other activities that may take place on the land.
Yes. Even if you have not built on the land, as a vacant lot owner you are still required to pay property taxes based on the assessed value of the land itself. The rates may change depending on local regulations.

Although you can technically sell a lot yourself, enlisting the help of real estate agents who really know what they are doing with vacant lot transactions in DFW is always recommended. They will handle your marketing, lead negotiations, guide you through the zoning and paperwork considerations, and help you work with surveyors to close your sale.
